The two terms are often used as though they mean the same thing — but they refer to different approaches, and knowing the difference matters when it comes to choosing the right solution for your property. What Is Basement Tanking? ------------------------- Basement tanking is a specific waterproofing method that uses a coating or membrane applied directly to the internal walls and floor of a basement. The idea is to create a continuous, watertight barrier that prevents water from passing through the structure into the usable space. Common tanking methods include: - **Cementitious tanking slurries** — multi-coat renders applied to prepared masonry that cure to form a rigid, waterproof layer - **Bituminous coatings** — flexible, paint-on membranes sometimes used on external basement walls - **Sheet membranes** — bonded or mechanically fixed waterproof sheets applied to walls and floors Tanking works by resisting water pressure directly. It can be effective in the right conditions, but it requires careful surface preparation and is sensitive to defects — even a small pinhole can allow water through, and repairs can be disruptive.
