Discovering damp in your home is stressful enough without the added worry of repair costs. One of the most common questions London homeowners ask is whether their buildings or contents insurance will cover damp damage. The short answer is: **it depends on the cause**. Insurance policies treat different types of damp very differently, and understanding the distinction can save you thousands of pounds — or prevent a rejected claim.

This guide explains exactly what is and is not covered, how to maximise your chances of a successful claim, and what to do if your insurer says no.

What Most Home Insurance Policies Cover
---------------------------------------

Standard buildings insurance is designed to cover **sudden, unexpected events** — not gradual deterioration. This principle shapes every damp-related claim decision.

### Covered: Sudden Water Damage

Most policies will cover damp damage caused by:

- **Burst pipes** — a frozen pipe that splits overnight and floods a wall or ceiling
- **Storm damage** — a severe storm that dislodges roof tiles or damages flashing, allowing rain to penetrate the building
- **Escape of water** — a sudden leak from a faulty appliance, boiler, or plumbing fitting
- **Accidental damage** — if you have accidental damage cover, events like putting a nail through a pipe may be included

In these cases, the insurer typically covers both the **repair of the damage source** (the burst pipe or broken tile) and the **cost of drying out and restoring** the affected area — replastering, redecorating, and replacing damaged contents.

### Not Covered: Gradual Damp Problems

Here is where most claims are rejected. Standard policies almost universally exclude:

- **Condensation damp** — mould and moisture from condensation is considered a ventilation and lifestyle issue, not an insurable event
- **Long-term neglect** — any damp that has clearly developed over months or years without being addressed

The critical distinction is between a **sudden incident** and a **gradual process**. A pipe that bursts is sudden. A DPC that fails over decades is gradual.

The Grey Areas: Where Claims Get Complicated
--------------------------------------------

Many real-world damp situations do not fall neatly into covered or excluded categories.

### Hidden Leaks

A slow leak behind a wall or under a floor can cause significant damp damage before it is discovered. Some insurers cover this under "escape of water" or "trace and access" provisions, while others argue that the homeowner should have noticed sooner. Check your policy for **trace and access cover** — this pays for the cost of finding a hidden leak, which can be substantial.

### Storm Damage vs Existing Defects

If a storm causes damp penetration, the insurer may investigate whether the building already had defective pointing or flashing. If they find pre-existing defects, they may argue the storm simply exposed an existing maintenance problem rather than causing new damage. This is one of the most common grounds for partial or full claim rejection.

### Subsidence and Structural Movement

If structural movement (subsidence, heave, or settlement) has cracked walls and allowed damp to enter, this may be covered under the subsidence section of your policy — but subsidence claims come with their own excess, which is typically substantially higher than a standard buildings excess, and can affect future premiums and property saleability.

How to Maximise Your Chances of a Successful Claim
--------------------------------------------------

If you believe your damp damage may be covered, follow these steps:

1. **Document everything immediately** — photograph all visible damp, staining, and damage before any cleanup. Include wide shots showing the extent and close-ups showing detail.
2. **Stop further damage** — you have a duty to mitigate loss. Turn off the water supply if a pipe has burst, cover a damaged roof with a tarpaulin, and move contents away from wet areas. Failure to mitigate can reduce your payout.
3. **Keep all receipts** — for emergency repairs, temporary accommodation, damaged items, and professional reports.

If the surveyor confirms the cause is sudden (a burst pipe, storm damage), you have a strong foundation for your claim.
