Moisture on your walls does not always mean you have a damp problem. In fact, **condensation** is the single most common cause of moisture issues in UK homes — and it is frequently mistaken for rising damp or penetrating damp. The distinction matters because the treatments are completely different. Spending thousands on damp proofing when the real issue is condensation is a waste of money, and ignoring genuine damp because you assumed it was "just condensation" allows serious structural damage to develop.

This guide explains how each problem works, how to tell them apart, and what action to take.

What Is Condensation?
---------------------

Condensation occurs when **warm, moist air** comes into contact with a **cold surface**. The air cools below its dew point and releases water droplets onto the surface — exactly like the moisture that forms on the outside of a cold glass on a warm day.

Every home produces moisture. Cooking, showering, drying clothes, even breathing all add water vapour to the indoor air. In a well-ventilated property, this moisture escapes. In a poorly ventilated one, it accumulates — and when it meets cold walls, windows, or ceilings, condensation forms.

Condensation is particularly common in London properties because:

- **Older buildings** were designed to "breathe" through natural draughts, but modern draught-proofing and double glazing have sealed many of these ventilation paths
- **Single-skin walls and solid walls** are common in Victorian and Edwardian terraces, and these walls get cold quickly in winter
- **High-density living** means more moisture is generated per square metre than in a larger property
- **Intermittent heating patterns** mean walls cool down between heating periods, creating cold surfaces

What Is Structural Damp?
------------------------

Structural damp refers to moisture that enters the building fabric from an external source. The two main types are:

- **Rising damp** — groundwater drawn upward through porous masonry by capillary action, typically affecting ground floor walls up to 1.0–1.5 metres in height. This occurs when the damp proof course (DPC) has failed, was never installed, or has been bridged.
- **Penetrating damp** — rainwater passing horizontally through walls or downward through roofs, driven by defects such as cracked pointing, failed render, damaged guttering, or faulty flashing.

Both types involve water entering the building from outside. Condensation, by contrast, is generated **inside** the building and deposited on cold surfaces. How to Tell the Difference
--------------------------

- **Condensation** is worst in **winter** when the temperature difference between indoor air and cold surfaces is greatest. It tends to appear overnight when heating is off and surfaces are coldest. It is not directly linked to rainfall.
- **Rising damp** is relatively **constant** throughout the year, because ground moisture levels change slowly.
- **Penetrating damp** worsens **during and after rainfall** and may improve during dry spells.

### Mould vs Salt Deposits

This is one of the most reliable visual clues:

- **Condensation** produces **black mould** (Aspergillus or Cladosporium species). You will often see clusters of dark spots on walls, ceilings, window reveals, and in corners where air circulation is poor.
- **Rising damp** produces **white salt deposits** (efflorescence) and a visible tide mark. The salts are drawn from the masonry by the moisture and deposited on the surface as the water evaporates.
- **Penetrating damp** may produce staining or discolouration but typically not the distinctive salt line of rising damp.

### The Window Test

A simple first check: look at your windows on a cold morning. If you see heavy condensation on the glass — streaming water, fogged panes — your property has a moisture and ventilation problem. This does not rule out structural damp elsewhere, but it confirms that excess indoor humidity is present and is likely contributing to at least some of the moisture you are seeing on walls.

What to Do About Condensation
-----------------------------

Condensation is a **ventilation and heating problem**, not a structural one. The solutions focus on reducing indoor humidity and warming cold surfaces:

1. **Improve ventilation** — install trickle vents in windows, extractor fans in kitchens and bathrooms, or a positive input ventilation (PIV) system that gently pressurises the home with filtered, dehumidified air.
2. **Maintain consistent heating** — keeping the home at a steady low temperature is more effective than short bursts of high heat. Consistent heating keeps wall surfaces above the dew point.
3. **Reduce moisture at source** — use lids when cooking, vent tumble dryers externally, avoid drying clothes on radiators, and run extractor fans during and after showers.
4. **Improve insulation** — internal wall insulation or external wall insulation raises the surface temperature of cold walls, reducing the chance of condensation forming. This is particularly effective on solid-walled Victorian and Edwardian properties.
5. **Treat existing mould** — clean affected areas with a fungicidal wash and repaint with anti-mould paint. However, this is only effective if the underlying cause (poor ventilation or cold surfaces) is also addressed.

What to Do About Structural Damp
--------------------------------

If your investigation points to rising or penetrating damp rather than condensation, the approach is different:

- **Rising damp** requires reinstating the damp proof course — typically through [chemical DPC injection](/services/rising-and-penetrating-damp) — followed by replastering with salt-resistant renovating plaster.
- **Penetrating damp** requires identifying and repairing the external defect: repointing, render repair, gutter replacement, or flashing renewal.

In both cases, the source of moisture must be stopped before any internal redecoration, or the problem will return.

Can You Have Both?
------------------

Yes — and in London properties, this is common. A home with poor ventilation will produce condensation, and the same property may also have a failed DPC or defective pointing allowing structural damp to enter.
