Waterproofing your basement or treating damp in your London property is a significant investment — and the wrong contractor can leave you worse off than when you started. Failed waterproofing systems, misdiagnosed damp, and disappearing installers are more common than they should be in this industry.

The difference between a good outcome and a costly disaster often comes down to asking the right questions before you commit. Here are the seven questions every homeowner should ask before hiring a waterproofing contractor.

1. Are You a Member of the Property Care Association (PCA)?
-----------------------------------------------------------

The **Property Care Association** is the UK trade body for damp proofing, waterproofing, and timber treatment contractors. PCA membership is not just a badge — it requires companies to meet specific technical standards, carry appropriate insurance, and submit to regular audits.

**Why this matters:** PCA members must offer insurance-backed guarantees through the PCA's own guarantee scheme. If the contractor ceases trading, the guarantee is still honoured. Without this, your 20-year guarantee is only as reliable as the company behind it.

**What to look for:**

- Active PCA membership (check on the [PCA website](https://www.property-care.org/find-a-specialist/))
- CSRT (Certificated Surveyor in Remedial Treatments) or CSSW (Certificated Surveyor in Structural Waterproofing) qualified surveyors on staff
- Insurance-backed guarantees issued through a recognised scheme

A contractor who is not a PCA member is not necessarily bad — but the burden of proof shifts to them to demonstrate equivalent standards and guarantee protection.

2. What Qualifications Do Your Surveyors Hold?

- **How long is the guarantee?** 10–30 years is typical for structural waterproofing
- **Is it insurance-backed?** If the contractor ceases trading, an insurance-backed guarantee means an independent insurer will honour the claim
- **What exactly is covered?** Some guarantees cover the waterproofing system only, not consequential damage (such as damage to your flooring or possessions if the system fails)
- **Is the guarantee transferable?** If you sell the property, can the new owner benefit from the remaining guarantee period?
- **What are the conditions?** Some guarantees require annual maintenance or inspection. Make sure you understand and can meet any conditions

**Red flag:** Any contractor who offers a long guarantee but cannot provide insurance backing should be questioned. A 25-year guarantee from a company with 2 years of trading history is a gamble.

6. What Will the Project Actually Involve?
------------------------------------------

Before signing anything, you should have a clear picture of:

- **Scope of work** — exactly what areas are being treated and what is not included
- **Timeline** — how long the work will take, start to finish
- **Access requirements** — what rooms need to be cleared, whether you can remain in the property during the work
- **Disruption** — noise levels, dust, whether floors or walls need to be removed
- **Making good** — does the quote include replastering, redecorating, or floor reinstatement, or are these additional costs?

A detailed written specification protects both you and the contractor. If the scope is vague, you are likely to face unexpected additional costs once work begins.

**Red flag:** A quote that consists of a single line item ("Waterproof basement") without a detailed specification is not a quote — it is a guess. Insist on seeing what system is being installed, over what area, and what reinstatement is included.

7. How Do You Handle Problems During the Work?
----------------------------------------------

Even well-planned waterproofing projects can encounter surprises once work starts — hidden voids, unexpected water ingress points, services running through walls that were not shown on plans, or structural issues concealed behind plaster.

**Ask:**

- How do you communicate unexpected findings during the project?
- If additional work is needed, how is it quoted and approved?
- What happens if the system does not perform as expected after installation?
- Do you carry out a post-installation inspection or commissioning?

A good contractor will have a clear process for variations and will never carry out additional chargeable work without your written approval first.

Bonus: Warning Signs to Walk Away From

- **High-pressure sales tactics** — "This price is only valid if you sign today"
- **Cash-only payments** with no VAT receipt
