In many London homes, the signs are subtler — and by the time they become impossible to ignore, the problem has usually been developing for a while. Here are some of the most common indicators that your property may have a damp issue worth investigating. Visible Damp Patches on Walls ----------------------------- Damp patches on internal walls are one of the most recognisable signs. They may appear as darker areas on painted or plastered surfaces, often near skirting level or around window reveals. In some cases they come and go with the weather, which can make them easy to dismiss — but recurring patches usually point to an underlying issue rather than a one-off event. Peeling Paint or Wallpaper -------------------------- When moisture is moving through a wall, it disrupts the bond between the surface and whatever finish has been applied. Paint may blister or flake. Wallpaper may lift at the edges or bubble. These are not always caused by damp, but when they appear in combination with other signs on this list, damp is a strong possibility. Tide Marks and Salt Deposits ---------------------------- A white, powdery residue on masonry — sometimes called efflorescence — is caused by salts being drawn through the wall by moisture. Tide marks, which appear as a horizontal band of discolouration near the base of a wall, are a classic indicator of rising damp. Neither of these happen without moisture being present. Musty Smells ------------ A persistent musty or earthy smell, especially in rooms that are not well ventilated, often points to hidden damp. This is particularly common in basements, cellars, and ground-floor rooms. The smell is usually caused by mould growth behind surfaces or within the building fabric, even when nothing is visible. Black Mould Growth ------------------ Mould on walls, ceilings, or around windows is a visible consequence of excess moisture. While condensation is the most common cause of surface mould — particularly in bathrooms and kitchens — mould appearing in other rooms or in patterns that do not match condensation behaviour may indicate penetrating or rising damp. Damaged or Crumbling Plaster ---------------------------- Plaster that is soft, blown, or crumbling to the touch has often been affected by prolonged moisture. This is especially common on ground-floor walls with no effective damp proof course, or in basements where moisture has been moving through the structure over time. What to Do Next --------------- If you recognise one or more of these signs in your property, a professional damp survey is the most reliable way to find out what is going on. A proper inspection will identify the type of damp, its source, and the most appropriate way to deal with it — rather than guessing at a treatment that may not address the real cause.
